When Is The Best Time To Sell Your Property?

There is no right or wrong answer to this question. Traditionally people would say that the Spring time is a great time. Why is this? Maybe it’s the weather or the daffodils or maybe it is just because that is the general trend as its three months after the seasonal period.

Spring into Action

You tend to see more for sale boards going up around March time and as we have mentioned above, sometimes people will tell you that the weather is better in the Spring and the property photographs will look perfect.

Some may say that it’s because it often takes households weeks to recover from the Christmas and New Year and maybe this is also a psychological time when people are busy going back to work and school.

Many years ago, the average transaction for selling and completing on the legal work would have been 12 weeks. That gives you 6 weeks to sell and 6 weeks to complete. This means that you are likely to be moving in the Summer when the weather is better, and it doesn’t interrupt schooling if you have a family.

Season’s Greetings

Around the Christmas period, people tend to be pre-occupied with the festivities. We don’t blame them as for some, this is the most wonderful time of the year. There are no rules against putting your house on the market in December. More often than not, people tend to avoid the Christmas time for putting their property on the market purely because traditionally the property is a little quieter.

So, where does this leave us?

The best answer for this is to speak to your local estate agent. We respect that some people do not have the luxury of choosing when a property is marketed. If you are selling for financial reasons, matrimonial or even for probate you may need to look at getting underway sooner rather than later.

Your estate agent is there to help guide you through the process of going to market. They will help you understand the target market, comparable properties to assist in ensuring that the asking price is competitive.

There are always people out there looking for property, no matter what time of the year. The property portals do not close for Christmas, in fact, they often report high volumes of traffic around this time of the year as people tend to have more time to sit, relax and contemplate a move.
