For those who do have a choice, you may tend to opt for the Spring time. The daffodils are blooming, the evenings are a bit lighter and the general mood is more positive. So, selling your home when it gets darker earlier, you are busier than ever with the festivities fast approaching and you cannot wait for the seasonal break would normally be the worst choice….

At this time of the year, many people will consider putting a hold to the marketing of their property. Some, who are on the market, may see viewings as an inconvenience whilst they are preparing their home for the busiest time of the year. This creates more opportunities for you and your property.

Those who are out viewing around this time of the year, will naturally have less properties to choose from moving your home further up the pecking order. Of course, during this time, we would still always advise ensuring that the marketing price is competitive to attract the necessary interest.

2) Your Buyers Are More Motivated

If someone is looking at properties to buy around December time, then you know that they are more likely to be serious in buying. In this case, there may be a ‘need’ to buy instead of just a desire thus increasing the quality of the purchaser.

This time of the year, people have many distractions with Christmas and work related activities. Those who still have ‘buying a property’ on their to do list for 2018 will be actively looking for new instructions and constantly checking their emails for new instruction alerts.

3) Online Activity Is On The Up

In more recent times, a person’s property search is more likely to start online. They tend to use the main property portals as their first port of call because, let’s be honest, people can easily access this information from their smart phone or tablets. With the use of modern technology on the increase, people have the power to find their shortlist of properties with ease.

Around December – January there is often an uplift of activity online. You would naturally assume that people would be distracted by the festivities but, they are more likely to be online whilst busy getting ready for Christmas.

The property portals tend to anticipate a higher level of traffic on Boxing Day as people tend to discuss their New Year’s around the Christmas table. With all this in mind, marketing your property over this period see’s you take advantage of this influx of activity.

Your property is extremely less likely to sell if you are not online and available for viewings.
